هل من حق مالك المحل طلب الافراغ من المكتري

السلام عليكم . انا اكتريت محل لمدة 12 سنة بمبلغ 1200درهم شهريا من وارث و عندي السجل التجاري و بعقد و هذا الوارث سلم المحل لاخته و هي اصبحت المسؤولة عن المحل و انا اسدد مبلغ كراء المحل للوارث الاول مع التوصيل و بعد مدة ارادت هذه السيدة ان ترفع علية قضية افراغ المحل ، هل لديها الحق في اخراجي من المحل بتعويض و هل من الممكن ان ارفض هذا التعويض لانني لا اريد الافراغ و هل لدي الحق في ذالك وكم تقدر نسبة التعويض
