هل لي الحق في طلب الزيادة في السومة الكرائية

كري شقة لمكتري في سنة 2010 بعقد مصادق عليه المقاطعة وينص العقد على سومة كرائية 1750 ومدة العقد سنة واحدة . لدي سؤالين هل الحق بمطالبة المكتري باﻻفراغ ﻻن العقد انتهى مند 2011.؟ والسؤال التاني هل لي الحق بالمطالبة بالزيادة السومة الكرائية مع العلم اني ﻻ اؤدي الضربية الناتجة عن الكراء ولم اكن امنح توصيل الكراء عند توصلي بواجب الكراء؟ وشكرا جزيﻻ أستاذ
